6. Reinforced Concrete Construction
 

June 2020

Once the basement was excavated it was time to finally start building! Unfortunately, a lockdown was announced by the Irish Government due to Covid-19, which halted any on-site progress. During the lockdown, a diesel pump has to be checked daily to ensure the site didn't become a swimming pool.

Once the restrictions were lifted, work began on forming the reinforced steel which was to become the basement slab and walls. This work was undertaken by FRC Construciton. By the end of September, the basement and ground floors were complete.

5. Basement Excavation

March 2020

Before excavation, extensive work needed to be done to adjust the shoring system, as they were previously on the ground. Roscar began the basement excavation process in March 2020. Once excavated the piles were exposed and could be fully assessed; these were in very good condition, with full required depth. The piled walls were then filled out to allow for sufficient waterproofing, before the basement floor slab could be poured.

4. Piling & Foundation
 

September 2019

After completing the demolition of the existing building encapsulating the Bridge Street Inn, Roscar implemented the next stage in the construction process – Piling/Foundation Works.

Following comprehensive groundwork testing and bed rock elevations, drilling began on site in September 2019.

PJ Edwards were contracted to carry out the piling works on behalf of Roscar. The main piling rig that was used had a 60 ft augur with a diameter of 600 mm. A guidewall was first poured, which would aid the alignment of the pile drilling. The initial piling and groundworks were completed in November 2019.

The next segment of work involved pouring a ring beam which ties the tops of all of the piles together. Additional beams were installed across the width of the ring beam and they also provide a base for the shoring when the basement is excavated.

3. Demolition

March 2019

In advance of the major demolition work, significant work was done in gutting the buildings, and introducing strategic break points in the existing buildings to allow for sufficient material to remain to shore the adjoining buildings.

Demolition of the existing building which incorporated Sol Travel and Minstrels Bar at 42, 43, 44, 45 Bridge Street, Bridge Place, and New Road, Tralee began on the 28th March 2019.
This is the first significant on site step in the Bridge Street Project.

The major demolition was completed over 2 nights, which required major road closures in the centre of Tralee town. The site was then cleared out on the following day.

2. Planning Application

June 2018

Roscar are delighted to announce plans to redevelop a prominent Tralee town centre site.

The proposal for the building which fronts Bridge Street, Bridge Place, and New Road is for a new five-storey development.

Roscar have applied to Kerry County Council for planning permission at the Bridge Inn, incorporating Sol Travel and Minstrels Bar at 42, 43, 44, 45 Bridge Street, Bridge Place, and New Road, Tralee.

The proposals involve demolishing all existing buildings, and erecting a new mixed use commercial structure over five floors, including basement.

It’s intended that the building, which is adjacent to Tralee Garda Station, is to incorporate a 26-bedroom guest house, a bar and restaurant, and a retail unit. Planning was granted June 2018, under application no. 171303.

1. Feasibility

June 2017

Roscar begin the initial design development and feasibility stage of the Bridge Street Project in 2017.

A strong team of engineers, architects and consultants has been assembled to support the project. The Project is being lead by father and son, Tony and Thomas O'Carroll. 

Through continued collaboration between the construction team members and Kerry County Council pre-planning permission was sought in June 2017.
